20 Stoke Road Planning Objection This development consist of a two storey building with rooms in the roof space containing 9 two bedroom apartments following demolition of the existing house. It is felt that this application should be refused for the following reasons: 1. The proposal by reason of its scale, massing and bulk would detract from the character of the area and be inconsistent with the locality. 2. The siting of the building within the plot would result in a cramped and inappropriately prominent development and thus would detract from both the locality and its amenities. In particular, the building should not be sited closer to the road or be of proportions substantially different from the existing buildings. 3. The density of development is significantly out of keeping with the locality. 4. The proposed hard standing car park is by nature of the size of the development excessive and impacts on local amenity and has unacceptable neighbour impact. 5. The removal of trees along the front and side borders detrimentally impacts the nature of the locality and the privacy of neighbours. 6. The mass and scale of the building remains too close to the proposed remaining trees which will over time increase the pressure on the retained trees. In short - its too big. 7. Continued development along Stoke Road and its side-roads continues to build traffic safety concerns along Stoke Road. As such the proposal would not comply with at least Policies HSG5, HSG16, HSG19, ENV1, ENV2 and ENV12 of the Replacement Elmbridge Borough Local Plan 2000 and the Elmbridge Residential Design Guidance 2002. Objections must be in by Mon 15th October 2007 The application may be inspected at the Town Planning Division, Elmbridge Borough Council, at the Civic Centre in Esher or via the Elmbridge Planning website. If there are more than ten written objections, residents have the right to address the relevant Planning Sub-Committee concerning the planning application.
